If you have questions about rent, evictions, or other housing related items, we will try and keep update information here.

New protections have been put in place by the State of California. Go to landlordtenant.dre.ca.gov for information about how renters, homeowners, and landlords have new protections as of September 2, 2020.

As of March 31, 2020, the following has been declared by Mayor Garcetti:

  • No evictions for non-rental payments due to COVID-19
  • No rent raises for rent controlled apartments effective March 31, 2020
  • Unpaid rent must still be paid, but does not start until after the state of emergency is over (currently April 19)
  • Unpaid rent will be paid over a 12 month period (previously 6 month)
  • Tenants whose income is not effected by COVID-19 are still required to pay rent
  • No evictions due to additional people living in units

There are additional items, but these are the highlights. You can get all of the information at the HCIDLA web site, including the upcoming Emergency Renters Assistance Subsidy Program, which will provide rental payments for qualifying renters.

Eviction Protection Fact Sheet

Former Palms NC president Alison Regan has compiled a PDF of all the evictions policies in our area. You can view that with additional information in this Palms NC blog post.

Please note: as of April 13, 2020, our guidance regarding RSO rent controlled rent raises in the City of Los Angeles initiating April 1 is that these rent raises cannot be enforced, and tenants will not be obligated to the increased rent until 60 days after the emergency is over. From HDIC:

“No rent increases can take place that are effective on or after March 30, 2020, regardless if the rent increase notice was issued prior to this date. The landlord can start collecting the increase 60-days after the expiration of the emergency period since notice was served to the tenants. If a tenant paid the increase they can ask the landlord for a rent credit or reimbursement. If the landlord refuses, then the tenants can file a complaint with us and we will notify the landlord to credit/reimbursement … For more information, see our webpage, https://hcidla.lacity.org/covid-19-renter-protections.”
